Dąbie Airport and land in its vicinity

The Szczecin Dąbie Airport is situated next to the main road linking left and right bank sides of the city, between housing estates of Dąbie, Słoneczne and Zdroje, and a large navigable lake Dąbie. It borders the main inbound road leading to the city through Struga, Hangarowa and Gdańska streets. In its vicinity, two bridges over the Regalica River provide access to the area of the airport through Przestrzenna and Hangarowa Streets.

The airport enjoys very good geographic location and apart from the Szczecin-Goleniów Airport it is the most north-west airport in Poland, situated just 20 km from the western border of the country and 10 km from the centre of Szczecin.
The City plans modernising the airport and converting it from technical and operational points of view to service regional and international business general aviation.
After modernising, the airport, together with the Szczecin-Goleniów Airport situated 30 km from Szczecin, should form a cluster of complementary airports. A draft of the Dąbie-Airport zoning plan includes:

land owned by the City designated to:

• business and sport airport, aviation and related services 99.88 ha
• Services including large retail facilities exceeding 2000 m2 (city and regional service centre including apartments) 28.02 ha
• restaurants, entertainment and retail of up to 100 m2 2.01 ha
• sport facilities and related services (e.g. city and regional stadium with service infrastructure) and car parks for sport facility 12.82 ha
• services and retail facilities of area exceeding 400 m2 or one retail facility of area exceeding 2000 m2 with developed green area 8.83 ha
• leisure services,entertainment, restaurants and retail of up to 100 m2 2.01 ha
and land of diverse ownership designated to:
• sport and leisure services, water tourism and hotels 27.56 ha.
 

Lake Dąbie Małe is linked to the Baltic Sea via the Szczecin-Świnoujście waterway, and to the European inland waterway system via the Oder River and canals of Oder-Spree and Oder-Havel.
The area of the lake is 591 ha. The shore of the lake is very little developed. A basic principle while developing sport and leisure facilities there is to reduce intervention into the nature, as the site borders a special bird protection area of Natura 2000.

Opportunities to attract international yachting, establishing of a yachting hub on the lake and developing of the airport and land in its immediate vicinity are expected to make the area attractive for investment.
