Office Block Construction Begins
Echo Investment Co.’s OXYGEN building set to open at the end 2009.
Municipal officials gathered with developers, designers and construction company executives in November to break ground on a new office tower that will add to the stock of A-class office space in the city center.
Dubbed OXYGEN, the nine-storey building is being erected at the corner ul. Malczewski and al. Wyzwolenia, nearby the Galaxy shopping mall. Echo Investment SA is developing the 14,000m/sq. facility, which is designed by Arch-Deco of Gdynia.
‘The image of the city is changing, we are a dynamically developing center for investors,’ said Szczecin Mayor Piotr Krzystek. ‘We have a lot to offer: land plots, know-how, qualified manpower. This is the time for Szczecin and we take the advantage of it thanks, among others, to co-operation with such companies as Echo Investment.’
The building’s technologically advanced infrastructure offers tenants a host of amenities, including high quality telecommunication and IT connections, as well as safety, monitoring and access control systems. In addition, plans call for an underground car park with 181 spaces. Bus and tram stops are less than 50m from the building entrance.
Located within easy reach of the Pazim office tower and the Radisson Hotel, as well as many other offices, businesses and financial institutions, OXYGEN also will feature both open and compartmentalized plans on floors ranging in size from 1485m/sq. to 1642m/sq. A medical centre, a coffee bar, a newsagent’s store as well as bank outlets are mooted as possible tenants for the buildings ground-floor common areas.
‘OXYGEN is a top class building,’ says Rafał Mazurczak, Director of the Office Commercialization Department at Echo Investment. ‘With its modern and advanced technologies applied in the facilities, the building conforms to most stringent contemporary standards, including requirements of IT and telecommunication companies.’
Construction of the core and shell structure of the OXYGEN office building is managed by Calbud of Szczecin. Echo Investment has 10 office projects, in four Polish cities, to its credit with a total area for rent of 100,000m/sq. four Polish cities.
The company is currently developing two large office complexes: Park Postępu in Warsaw, and Malta Office Park in Poznan, along with the AURUS office building in Lodz. It is also preparing its consecutive projects in Gdansk, Szczecin, Krakow, Katowice, and Budapest. Total leaseble area of these investments will be nearly 270,000 square meters.
